(As previously published in YIMBY) Construction is now complete on 111 Varick Street, a 30-story residential tower in Hudson Square. Designed by S9 Architecture and developed by Extended. The construction manager for this project was CM & Associates.
This property contains 100 rental units in a mix of studio, one-, and two-bedroom layouts. Pricing begins at $4,000 per month for studio apartments. Compass Development Marketing Group is the exclusive leasing and marketing agent for the property with leasing already having launched at the end of 2020. The building stands at the corner of Varick Street and Broome Street.
The charcoal-colored geometric concrete façade panels make a dramatic statement and contrast with the neighboring building’s glass and light-colored curtain wall.
The backside of 111 Varick Street that faces north features two columns of floor-to-ceiling glass flanking a blank core that houses the egress and elevator shafts, providing residents with views of the Midtown skyline.
Chris Shao Studio designed 111 Varick Street’s interiors and residential amenities, which include a landscaped outdoor rooftop terrace with barbecues, seating, and an open-air movie theater, an automated parking system, electric car charging stations, a fitness center, meditation room, conference room, club lounge with pool table, media center, children’s playroom, and a 24-hour doorman. Homes come with smart-lock apartment entry systems, a Nest thermostat, Bosch washer and dryer, and motorized solar and blackout shades. A select number have been allocated toward affordable housing. Those with units facing south get abundant daylight exposure, and residents on the upper floors will have unobstructed views of the entire Lower Manhattan skyline.
